The Ohio Department of Development will soon begin accepting Fiscal Year 2026 applications for the Transformational Mixed‑Use Development (TMUD) Program, a competitive incentive program that provides tax credits to support mixed‑use development projects across Ohio.
The Department has updated the program webpage with key documents intended to help applicants prepare for the upcoming funding round.
FY 2026 TMUD Application Timeline:
- Application opens: 10:00 AM EDT on March 23, 2026
- Application closes: 4:00 PM EDT on April 22, 2026
The TMUD program provides a tax credit for eligible mixed-use developments to help finance new construction and/or improvements to vacant buildings. The program was substantially amended by House Bill 96, which took effect in September 2025. These changes should result in more awards, but make it particularly important for applicants to carefully review current program requirements, eligibility standards, and evaluation criteria before beginning the application process.
